A plan is essential when it comes landlord maintenance. These tasks aren’t always simple or cheap. However, failing to complete them can result in costly repairs down the line. Tenants should be aware of what they can expect from their landlord, in addition to routine maintenance checkups.

Keeping your rental property in good shape can be a daunting task, but a well-designed lease agreement can help alleviate some of the stress. Tenants need to have reliable and functional plumbing, and electrical systems. You could be facing a lengthy lawsuit if you don't comply with these requirements.

Maintaining open communication is the best way to manage maintenance. Tenants are encouraged to reach out to their landlords with any questions. Even if the issue is minor, tenants should still report it. This will give the landlord an opportunity to respond to tenants' requests in a timely manner.

How to replace a broken window

Repairing broken windows is one the most common home improvement jobs. This task involves repairing any damage to your glass. Repair work in this instance should take no more than 30 minutes. If you don't know how to replace broken glass, you could cause more damage to your home. This article provides some tips on replacing a broken window.

Step one: Get rid of the old glass from the frame

To remove the old windowpane, you will first need to take out the screws that held it in place. The lock located at the top middle of the bottom portion of the window frame must be undone. Next, move the window up slightly to remove it from the sill plate (the bar that runs below the floor). Use a pry to loosen any remaining screws. Clean the panes thoroughly after they are taken out.

Second step: Clean the new glass

To remove dirt and grime from the glass' surface, use a paper towel or dry cloth. If debris is stuck under the glass, try cleaning it with a spray bottle filled with water and rubbing alcohol.

Third Step: Reinstall the replacement glass

Attach the window frames to the panes. Start by pushing down on the lower edge of the outermost pane with the tip of a screwdriver. Gently push the pane back into the opening in the frame. After moving to the next one, push it firmly against your previous one before you reattach it. Continue inserting panes until all windows are assembled. Use a silicone caulk gun to seal the space where the panes meet.

Fourth Step: Repair the area damaged

Before installing the new glass, make sure to inspect the area around any cracks. Inspect the area around the window for cracks near the corners. If so, add two small pieces wood to each side. These wooden blocks will give strength to the window and act as spacers between the glass and the weatherproofing material.

Fifth step: Seal the repaired area

After the glass has had to be replaced, apply silicone caulking at the perimeter edges. This will create an excellent seal between the glass & the surrounding wallboard. Silicone caulking can be purchased at hardware stores and online. You should choose a color to match the wall paint.

Let the caulking set overnight. Once the caulking is fully set, don't disturb it. You can cause cracking in the caulking if it isn't left enough time.
